Protect the payments your tenants and owners make
Deposits, rent, service charges: every expected payment is an opening for a fraudster. All it takes is a domain that looks like yours and “new” bank details.
Where payment diversion fraud hits agencies
- 01
Deposits
The new tenant is waiting for your bank details. An e-mail from a lookalike domain arrives first, with different ones.
- 02
Rent
A message announces that the agency has changed banks. The following months' rent goes to the fraudster.
- 03
Service charges
Leaseholders receive a service charge demand in the managing agent's style, with altered bank details.
- 04
Sales and completions
Shortly before completion, the buyer receives falsified payment instructions for the deposit or the balance.
What Spamr checks for your agency
From public data only: DNS and domain registries. We never connect to the sites being checked.
- 01Variations of your agency's name: typos, doubled or swapped letters, hyphens
- 02Characters that look alike: 0 and o, rn and m, accented letters, Cyrillic alphabet
- 03Other extensions, including .com, .co, .immo and .eu
- 04Industry words added to the name: rent, lettings, payment, invoice, account
- 05For every registered lookalike: mail server, website, creation date
A message to share with your tenants
The best protection is still a simple rule that every client knows. Copy this text into your e-mails, tenancy agreements or client portal.
Important: our bank details never change by e-mail alone. If you receive a message asking you to pay rent, a deposit or a service charge into a new account, do not make the payment. Call the agency on the usual number, shown on your tenancy agreement, to check. Also check the sender's exact address: fraudsters use addresses that are almost identical to ours.
Know as soon as a lookalike appears
Continuous monitoring opens soon, with plans for agencies and property managers handling several clients.
